Architecture meets future-proof technology: UNIQ TOWERS by the MOMENI Group in Düsseldorf's Medienhafen continues to grow

With the UNIQ TOWERS, a future-oriented office and working quarter is currently being built in Düsseldorf's Medienhafen that combines sustainability, digital building technology and modern mobility solutions in an architecturally sophisticated environment. The ensemble is being developed by a joint venture between the MOMENI Group and Black Horse Investments on the site at Kaistrasse 1. The Düsseldorf office christoph ingenhoven architects is responsible for the architectural planning together with ingenhoven associates.

During a tour of the construction site, Lord Mayor Dr. Stephan Keller, Managing Director of the MOMENI Group, Dr. Hanjo Hautz, and architect Christoph Ingenhoven
took a look at the current construction progress. Lord Mayor Dr. Stephan Keller is enthusiastic about the development of the Medienhafen and the tech concept of UNIQ TOWERS:
"With an impressive density of innovative and internationally active companies, the Medienhafen has long since become a representative figurehead of the business location Düsseldorf. Projects such as the UNIQ TOWERS help to sharpen this profile and make the location even more attractive for future-oriented working environments."

Four towers for the Medienhafen

The project comprises four towers with heights of up to 71 meters and up to 18 storeys, each of which is complemented by green roof terraces. In total, will have a gross floor area of around 30,000 square meters. The development was deliberately kept compact so that around 50 percent of the site will be used as publicly accessible areas - designed with street furniture, water features and attractive planting. The planned restaurant areas on the first floor will also further strengthen the revitalization of the location.

The MOMENI Group has already realized a number of large-scale projects in Düsseldorf and has been closely associated with the location for many years. The most prominent development is the revitalization of the Dreischeibenhaus in Düsseldorf's city centre. Dr. Hautz explains his involvement with UNIQ TOWERS accordingly: "The Düsseldorf metropolis has been a very attractive location for us for many years, with a dynamic economic environment and high urban development quality. As a long-term investor, we see great
potential here for sustainable, future-proof real estate developments - the UNIQ TOWERS are a particularly good example of this."

Green tech: CO2-optimized concrete, rainwater storage and AI

Sustainability forms the basis of the entire planning concept. The CO₂- optimized concrete used is produced locally in Düsseldorf by the concrete manufacturer Dyckerhoff using AI-based technology from the company alcemy. Hollow-core slabs additionally reduce the amount of concrete required, while detachable connection techniques enable the reusability
of components. The façade consists of a combination of wood and recyclable aluminum - materials that contribute to reducing the ecological footprint.

The aim is also to conserve resources during operation: Rainwater will be collected and used to irrigate the outdoor facilities. Energy requirements are covered by district heating, water-saving fittings are just as much a part of the concept as a AI-supported software solution from the company aedifion, which analyses and optimizes energy flows in the building in real time without restricting user comfort. Floor-to-ceiling windows and individually controllable sun protection ensure maximum use of daylight while simultaneously protecting against heat.

A modern mobility concept complements the sustainable focus. In addition to 174 car parking spaces - at least 30% of which are equipped with e-charging stations - around 200 bicycle parking spaces will be available at . Bicycle use is also promoted by a separate elevator, e-charging stations, a repair station and shower and changing facilities in the building
. In the entrance areas, the integrated Veomo system shows in real time which public transport options are available nearby.

The use of the building itself is also digitally networked: The building's own tenant platform “Equiem” enables the control of numerous functions - from access control to
room reservations and communication within the tenant community.

The land was acquired in 2019 as part of an investor selection process carried out by Landeshauptstadt Düsseldorf. Planning permission was granted in 2023 and the general contractor - a consortium of the companies Adolf Lupp and Medicke - was awarded the contract in 2024. Completion of the basic construction is planned for the end of 2026.

MOMENI Group with strong presence in the history of Düsseldorf

The UNIQ TOWERS project at Kaistraße 1 is a strong building block in the development history of the MOMENI Group in Düsseldorf. In recent years, the MOMENI Group has realized
numerous very successful developments in Düsseldorf's banking district and at Kennedydamm.
With the current MOMENI project developments LYGHT (Georg-Glock-Straße 14), TRINKAUS KARREE (Königsallee 21-23) and ONE PLAZA (Karl-Arnold-Platz 1a), MOMENI will continue to make a significant contribution to Düsseldorf's urban development.
