Equipped with a glass facade and sun roof, Düsseldorf's heylo is a highlight in the truest sense of the word: You can't get more light than this. The building complex on Schwannstraße in Düsseldorf's Golzheim district is undergoing extensive renovation and is ready for a sustainable future, taking a pioneering role in actively avoiding negative climate and environmental effects. The project is being realized by PIMCO Prime Real Estate, which is aiming for a Smart Score certification in gold for heylo as part of the comprehensive refurbishment, in addition to the DGNB Gold in use certification. The project is expected to be completed in third quarter of 2024.
"The newly named heylo offers both tenants and occupants a glimpse into the office of the future," said Lars Fröhling, co-head of European asset management at PIMCO Prime Real Estate. "On the one hand, our comprehensive renovation significantly improves the building's sustainability features, and on the other hand, we are enhancing the user experience through extensive digitalization measures - for example, with smart sensors that automatically optimize the comfort of the work environment . Added to this are new offerings and user services as well as a revitalization of the impressive atrium at heylo."
Modern building technology for sustainable use
The sustainable, resource-saving planning of the heylo points the way to a future that combines economic aspirations with ecological reality: The installed multifunctional sensors of the Smart Building System control the supply of light and air in the building in an energy-efficient and automatic manner. Heating and cooling sails ensure optimum temperatures with pinpoint accuracy, and the heylo's reversible air-to-water heat pump uses environmental heat to generate space heating economically. It functions both as the building's main heat generator and, thanks to reversibility, as an air conditioner in the warm months. Modern working environments are one thing above all: versatile. That's why the heylo offers not only extremely flexible office space, in which equally varied configurations can be implemented, but also diverse common areas, such as integrated catering areas and childcare, as well as sports and fitness areas. Thanks to its central location, the Rheinpark, the airport, the main train station or Düsseldorf's city center can be reached within a few minutes' drive. In the midst of a mixture of extensive green spaces and high-quality residential buildings, the mature district of Golzheim combines all the advantages for a healthy business location. Shopping facilities, cafés and a variety of restaurants are within walking distance.
"Heylo, with its focus on wellbeing, quality of stay and efficiency, forms the perfect starting point for companies that want to offer their employees forward-looking workplaces in a sustainable property," said Clemens Thiel, Associate Director Office Agency at Savills Immobilien Beratungs-GmbH. "Whether as a single-tenant, or multi-tenant configuration, as a 'house within a house' with four different building volumes through to floor-by-floor use - the heylo, with its thoughtful planning, opens up access for all tenants to an exceptionally light and airy communal experience under one roof. The landscaped atrium with terrazza, piazza and oasis, forms the heart and becomes the central meeting point."
