Retreat and urban elegance: "COCOON" in Düsseldorf's Zooviertel district takes shape. Former office building is being revitalized as a residential project

Located right next to Düsseldorf's Zoopark, a former office building is being transformed into an innovative residential complex - with the best location included. On a total area of around 8000 m², COCOON is currently creating 75 owner-occupied apartments and 10 affordable rental apartments in Düsseldorf's popular zoo district. The ensemble is rounded off by commercial space on the first floor and an in-house concierge service. The result is a versatile mix of apartments aimed at target groups who want to combine proximity to nature with the dynamics of everyday life in the city. The ring-shaped structure of the ensemble accommodates a sheltered green inner courtyard and provides the modern apartments with plenty of peace and quiet and a high quality of stay. The project is expected to be completed in quarter 1 2025.

Layouts from approx. 51 to 352 m² offer a successful room layout with high ceilings and floor-to-ceiling windows for light-flooded rooms. Balconies, loggias or terraces invite you to linger, further enhancing the living atmosphere. Another highlight is the bathroom fittings from renowned manufacturers, which combine functionality with homeliness thanks to floor-level tiled showers and large-format porcelain stoneware flooring. An underground garage with parking spaces and electric parking spaces round off the offer. The COCOON will be built to the KfW 55 energy standard.
"The residential units being built in the COCOON will be complemented by penthouses in sustainable timber frame construction. The overall concept of converting the existing building is an important economic contribution to avoiding CO² pollution. By converting the former office space, we can save 6,500 tons of CO² in this project alone," explains Thomas Schüttken, Managing Director of BÖCKER- Wohnimmobilien GmbH.
