Building permit granted for plant³ in Leverkusen

Project developer Cube Real Estate has received planning permission for Werk³, the final building in the Cube Factory complex on the site of the former railway repair workshop in Leverkusen-Opladen. The project comprises 8,570 m² of gross floor space for office and commercial use. Completion is scheduled for 2027.

Mixed use of offices and services

In addition to office space, the mixed-use commercial property will also house a fitness area, restaurants and other local amenities. The project is part of the Neue Bahnstadt Opladen district development.

"With Werk³, we are transforming this historic site into a sustainable residential, office and commercial location, thereby contributing to the economic strengthening of Leverkusen,‘ explains Bernd Hütter, Managing Director of Cube Real Estate AG. ’By sustainably redeveloping the brownfield site, we are avoiding additional sealing of undeveloped land and at the same time promoting the high-quality development of the neighbourhood."

The site is directly adjacent to the new building of the Cologne University of Applied Sciences and gives the location new urban development impetus through the diverse, resource-efficient
use of existing structures. Cube Real Estate plans to comply with KfW 55 energy standards during implementation and is aiming for DGNB silver certification. The development is being carried out in cooperation with the city of Leverkusen and the new bahnstadt opladen GmbH. Rübsamen Partner is involved as the architectural partner for the design and approval planning. The basis for the neighbourhood development was an urban planning competition held in 2017, with the winning design by JSWD.
