The project partners MOMENI and HanseMerkur Grundvermögen celebrate the topping-out ceremony in Cologne's historic banking district. With over 20,000 m² of gross floor space, the project development will create ultra-modern, flexible and unique office worlds in Cologne's traditional ‘first address’ by 2026. The two listed buildings at Unter Sachsenhausen 2 and 4 were completely gutted, while the part of the building in Stolkgasse was demolished as part of the comprehensive revitalisation and replaced with a new, energy-efficient building.
The historic location will soon shine in new splendour thanks to the future-oriented redesign by the renowned Cologne architectural firm caspar. The location benefits from an excellent infrastructure and the immediate proximity to Cologne's main railway station and thus excellent connections to local and long-distance public transport. The directly adjacent city centre of Cologne offers a wide range of shopping opportunities, inviting restaurants and
cafés as well as a large art and cultural offering.
Spacious roof terraces and attractive cathedral views
Flexible room units offer space for traditional offices, open-space solutions and co-working areas and, in conjunction with the nine roof terraces - most of which have an attractive view of the cathedral - fulfil the diverse requirements of ‘New Work’. Gastronomic areas are also planned. They complement the utilisation concept of the area and contribute to the revitalisation of the public space. The attractive inner courtyard connects the three building sections of the ensemble and functions as a meeting place and communication space.

The refurbishment and new build, the construction of which is being realised by the SCHMEING BAU Group , is being carried out in line with high sustainability criteria: The project is aiming for LEEDGold certification and WiredScore Platinum certification to ensure both high energy efficiency and excellent digital infrastructure.
Lord Mayor: Important impetus for the development of Cologne's ‘first address’
The Lord Mayor of the City of Cologne, Henriette Reker, congratulated the project on this important milestone and emphasised its importance for Cologne and for the development of the traditional banking district: "The SACHS office complex is a successful example of how modern architecture can be integrated into the cityscape of Cologne. unique character of the banking district, which is steeped in history."
An imposing appearance at a prominent address
The building ensemble immediately catches the eye with its imposing presence. It responds excellently to the directly neighbouring buildings and visibly enhances the entire city quarter

The newly designed inner courtyard as a ‘pocket park’ will not only become the link between the three building sections, but also the interface to the public space. With the SACHS, we at are expecting an initial spark for the once so special address Unter Sachsenhausen. Because this location right on the doorstep of Cologne's main railway station and cathedral deserves a new, lively 3 future."
