Successful Market Launch: RUHR REAL Brokers 3,860 m² in a New Construction Project in Mülheim
The real estate brokerage firm RUHR REAL GmbH has successfully leased a large portion of the space in the new construction project at Ruhrorter Straße 112 in Mülheim an der Ruhr. In total, approximately 3,860 m² of warehouse and office space was leased to five companies. The property is owned by Schafstall Immobilien GmbH.
The new tenants include C.M.C. GmbH, Dopp Dienstleistung, H&D Service GmbH, Immope GmbH, and Yovana GmbH. The companies have leased warehouse and office space ranging from approximately 390 m² to 1,150 m². The first companies moved into their spaces right on schedule upon completion of the new building in the first half of 2026.
This modern commercial property comprises a total of approximately 7,720 m² of warehouse and office space. In addition to its high-quality finish, the new building is particularly appealing due to its convenient location in the immediate vicinity of the Kaiserberg highway interchange and its connection to the national transport network.
“Our goal as the client’s representative was to create a modern commercial site on Ruhrorter Straße that offers companies attractive long-term development opportunities. The high demand and the leasing successes we’ve already achieved show that our concept, location and construction standards have very effectively met the market’s needs. We are particularly pleased with the diversity of companies that will be setting up operations on the site in the future,” says Till Höckesfeld, managing director of IMOBA.
Marius Degenhardt, Director of Industry & Logistics at RUHR REAL, oversaw the leasing process: “We are pleased to have secured several suitable tenants for the property in such a short time. The collaboration with the owner and prospective tenants was extremely constructive and contributed to a quick leasing success,” said Degenhardt.
Currently, the last remaining spaces—measuring approximately 1,150 m² and 390 m²—are still available and concrete lease negotiations are already underway for them.
