Wolkenbügel in Düsseldorf's Media Harbour: A new chapter for the fashion Fashion District in the fashion capital

The Wolkenbügel, a high-rise office block with striking architecture, floats imposingly above the water of Düsseldorf's media harbour. With its special construction on just four main pillars and a height of up to 23 metres,  the building on the waterfront is one of the city's landmarks and impresses with its exclusive location on the harbour head. The project developer Art-Invest Real Estate has extensively modernised the Wolkenbügel extensively to make it sustainable and future-oriented. One highlight is the innovative greening of the roof and façade: over 3,700 plants and 250 square metres of green mats not only improve the microclimate, but also protect the building structure from the weather. Supplemented by energy-efficient building technology and modern insulation, the building has been brought up to the latest technical standards.

The metamorphosis of the Wolkenbügel was a complete success: with the fashion company Hugo Boss, a renowned tenant has been won for the complete letting of the office space. The measures to reduce consumption values and the 300 square metre green roof and the vertical façade greening make a valuable contribution: the plants help to purify the air and bind dust, promote biodiversity and increase the quality of life in the harbour area by creating a green oasis that sustainably mitigates the urban heat island effect

The ‘Wolkenbügel’ is an example of modern, sustainable architecture and shows how an iconic property with ambitious ecological and urban planning goals can be successfully revitalised. Through creative planning and the development of customised solutions - from steel frames to special plant pockets and the integration of modern building technology - the ‘Wolkenbügel’ sets new standards for sustainable revitalisation in urban areas. The well thought-out greening of the building protects against summer heat and reduces heating requirements in winter, resulting in long-term cost benefits and increased protection from the weather for the property.   

House within a house: hybrid of new work, showroom, event space

The extensive redesign now enables flexible utilisation concepts on a total area of 2,385 m², which are also available at short notice. With ceiling heights of up to 10 metres and a special design, the building is ideal for creative working environments, showrooms or event spaces. A prime example of the successful transformation is the relocation of Hugo Boss: the fashion group uses the newly created, interconnected spaces as a prestigious location.

In addition to the main areas, there is also a multifunctional area that can be used as a showroom and event space. The former ‘3001’, which many
Düsseldorf residents still know as a place to go out. Up to three possible entrances can be used to access the space.
